Property Description

Lovely (2012) 4 Bedroom 2Full Bath Modular on 2.23 Acres very gently sloping Hobby Farm. Super convenient location between Armstrong & Vernon. Interior walls are constructed with an additional plywood layer under all of the vinyl wrapped drywall board!!! Older outbuildings.There had previously been a Mobile (on part of the present foundation) which had a fire in it, damaging it to the extent that the insurance company chose to replace it rather than repair it. The new modular (at great extra cost to the Seller) was put on the modified concrete foundation, which was extended in length, centre-grooved, extended another foot higher with new rebar into holes drilled into the previously existing portion, vapor-barriered, skim-coated 2 1/2 inches thick on the crawlspace floor with new septic exit pipe and conduit for running underground electric service for an accessory building roughed in. Engineer approved in 2012. The septic system is the old one, which is still working, but it is a requirement that a new system be installed, at some point, to comply with the RDNO Building Permit requirements. The Seller has an in depth quote and detailed schematic drawings for the new high-tech septic system for $20,000. The water source is a well on the property and would not support serious irrigation. No other water system available to connect to at present. Property goes to a point at rear boundary which does not extend all the way to Hwy 97A.
