This oceanfront acreage historically known as Machine Shop Bay sits on the west side of Stuart Island just south of Big Bay. This offering includes two titles. Parcel A along the oceanfront is approx. 9.12 acres and is zoned rural residential. The remaining 49.8 acres of DL1579 located behind the oceanfront portion is zoned commercial. This remaining portion also has a panhandle that runs down to the oceanfront peninsula. The property has approximately 2000 feet of diverse, rocky shoreline with a peninsula to the west separating it from the neighbouring property and a nice bay that provides excellent protected deep-water moorage from wind and the tidal waters of Yuculta Rapids. The bay provides easy, walk-on beach access and a generous portion of the adjacent upland is relatively level, providing ample area to accommodate development. Away from the oceanfront the property has a moderate to steep rise. The property has south-west exposure and the views stretch across the Yuculta Rapids, south-east towards Hole in the Wall and west towards Dent Island. Portions of the property were heavily logged in the past, and are now in a healthy state of regeneration. A complement of mature forest remains along the shoreline and scattered throughout the property. A ravine crossing the north-west corner appears to be a natural water course that could likely provide for domestic water. Sources of fresh water in this area of Stuart Island historically appear to be plentiful. Remains of the old homestead and machine shop are still present. These are long past their useful life and there will be some site clean-up required. There are a variety of old fruit trees on the property. This property and location has excellent potential for both residential and commercial development with the mixed zoning. This is one of only a few properties not only on Stuart Island but in the entire Discovery Island region zoned to accommodate commercial development potential.
