I sell waterfront cottages across Muskoka, Parry Sound and Haliburton, and a good share of my work is at the high end of the market, on Lake Rosseau, Lake Joseph and Lake Muskoka. I work the full range of cottage country, but the premium lakes are a core part of what I do, not a sideline. I have been at this since 2011 and have sold hundreds of cottages in that time. What I care about more than the count is the data behind it. I track sold figures lake by lake, much of it never published publicly, so when I tell you how a particular lake or price band is actually holding up, it comes from real closings rather than a regional average. A few years ago I built the Cottage Forecaster, a tool that uses about ten years of transaction data and live economic signals to project where the market is heading, and I made it public so my clients can see the same read I use myself. That work is part of why the New York Times, BNN Bloomberg, the Globe and Mail, CTV News and the Financial Post have featured my read on the cottage market. I am not big on talking myself up. I grew up here, Sue and I raise our family here, and I know these lakes first hand rather than from a brochure. The data and the tools exist for one reason: to help the people I work with, whether you are buying or selling, make a clear-eyed decision about the right place on the right lake. That is the part of this job I care about.
