Delta is a good municipality to buy a home in for those who prefer a calm atmosphere. Most areas in this part of the Vancouver metropolitan area are quiet, as there tend to be low levels of noise from traffic - although that is not the case around the airport (ZBB), one of the railway lines, Highway 91 or Highway 99. Finally, there are over 250 public green spaces close by for residents to visit, which makes it easy to access them from the majority of locations within the municipality.


Driving is an excellent mode of transportation in Delta. It is very easy to find a place to park, and many real estate listings are a rather short car ride from the closest highway, such as Highway 91A. However, the public transit network in Delta is rather limited. Thankfully, residents are served by around 20 bus lines, and the closest bus stop is usually close by. It is impractical for people walking to navigate Delta because very few daily errands can be run on foot. Cycling is also difficult in Delta since the cycling network is rather poor, and there are quite a few slopes.


In Delta, most dwellings are single detached homes, but small apartment buildings and duplexes are also present in the housing stock. This municipality is primarily composed of three bedroom and four or more bedroom homes. About 80% of the dwellings in the municipality are occupied by homeowners and 20% are rented. A majority of the housing growth in this municipality happened in the 1960s and 1970s.


There are only a few high schools and primary schools in this municipality and consequently they can be an extended walk away. Furthermore, parents and their kids may find it difficult to access daycares as a pedestrian. Apart from public schools, there are private elementary and secondary schools. Furthermore, there are some of the province's highest-ranked schools, like Southpointe Academy, in Delta. In terms of food, a portion of house buyers in Delta may be able to access one of over 50 supermarkets on foot, while others will have to turn to another means of transportation. There are also a few opportunities for those who appreciate nearby restaurants and cafes.
