Humbermede is a fairly good neighbourhood to buy a house in for those who prefer a slower-paced environment. The greenery in this neighbourhood is prominent as there are many tree-lined streets. There are a few parks nearby for residents to visit, including Albion Gardens Park and Humber Sheppard Park, which makes it very easy to reach them from a large number of locations within this area. Most areas in this part of Toronto are quiet, as the streets are usually peaceful - although that is not the case close to Highway 400 or the railway line.

Transportation

Humbermede provides house buyers with the choice between several modes of transportation. The public transit network in this neighbourhood is good thanks to a few nearby bus lines. Walking is also quite practical for home buyers in Humbermede, although day-to-day errands are sometimes difficult to run on foot. This part of Toronto is not very amenable to bicycling because there are few bike lanes, and cyclists are faced with a considerable amount of hills.

Housing

Around 30% of dwellings are large apartment buildings, making it easy to find apartments in Humbermede, and the remaining properties are mainly small apartment buildings, single detached homes, and townhouses. This area has a good selection of unit sizes, ranging from lofts to four or more bedrooms. The population residing in this neighbourhood is evenly split between renters and owners. About half of properties in this area were constructed between 1960 and 1980, while the majority of the remaining buildings were built pre-1960.

Services

A grocery store is generally accessible within a reasonably short walk from most homes for sale in this neighbourhood. Likewise, those who are fond of dining in restaurants or cafes will have a fair number of choices in this part of the city. A reasonable selection of clothing stores can also be found within a rather short walking distance. As far as education is concerned, parents and their kids will find that no matter where their property is located in this neighbourhood, daycares and schools are close by. Families have the option of public and private schools at both the elementary and high school level.
