Maillardville is a fairly good neighbourhood to buy a house in for those who prefer a relaxed atmosphere. This part of Coquitlam is quiet overall, as there are low levels of noise from traffic - although that is not the case near Trans-Canada Highway. Lastly, green spaces are especially well-distributed and there are about 20 of them nearby for residents to discover, making them very easy to reach from a large number of locations within the neighbourhood.


Maillardville will attract house buyers that value various means of transportation. Owing to a few nearby bus lines, Maillardville is transit friendly. It is also convenient for pedestrians to navigate this part of the city, although common errands are sometimes challenging to run on foot. Although there are a fair number of bike lanes, Maillardville is not particularly appropriate for biking because cyclists are faced with a considerable amount of hills.


Roughly two thirds of the population of this neighbourhood own their home and one third are renters. Small apartment buildings are the most common housing type, representing roughly 40% of dwellings in this area, while duplexes, single detached homes, and townhouses are also present in the housing stock. About one quarter of properties in this neighbourhood were built in the 1960s and 1970s, while most of the remaining buildings were constructed pre-1960 and in the 1980s. This part of Coquitlam has a good selection of unit sizes, ranging from lofts to four or more bedrooms.


The closest grocery store in Maillardville is typically only a short walk away. In addition, those who like to dine in restaurants will have a good number of opportunities, for example on Brunette Avenue, and home buyers can enjoy a few cafes as well. A reasonable variety of clothing stores is also situated within a rather short walking distance. With regards to education, families will find that no matter where their house is located in Maillardville, daycares and schools are close by. Parents have the option of public and private schools at both the elementary and secondary school level.
