North Saanich is reasonably good for those who like quiet surroundings, as the streets are quite tranquil - although that is not the case closer to Patricia Bay Highway or the airport (YYJ).

Most properties for sale are a rather short car ride from the nearest highway, such as Patricia Bay Highway, and it is especially convenient to park. On the other hand, getting around by public transit is very difficult in this part of the Greater Victoria metropolitan area. Thankfully, house owners are served by about 10 bus lines, and bus stops are not very far-removed from most residences. It is very impractical for pedestrians to get around in North Saanich because almost no common errands can be run without the use of a vehicle.
The predominant housing types in North Saanich are single detached homes and townhouses. About 30% of properties in this municipality were constructed in the 1960s and 1970s, while many of the remaining buildings were constructed pre-1960 and in the 1980s. This part of the Greater Victoria metropolitan area offers mainly three bedroom and four or more bedroom homes. Roughly 90% of the dwellings in the municipality are occupied by homeowners whereas the remainder are rented.
A portion of home buyers in North Saanich may be able to buy groceries by walking, while others will have to turn to another means of transportation. A limited variety of restaurants can be found in this municipality as well. When it comes to education, it can be very difficult to walk to high schools and primary schools from homes for sale in this part of the Greater Victoria metropolitan area. Moreover, parents and their children may consider it very hard to access daycares as a pedestrian.
