Quadra is a fairly good neighbourhood to buy a house in for those who prefer a calm ambience. The noise levels in this part of Saanich are quite low, as the streets are generally peaceful. Lastly, there are about 10 public green spaces nearby for residents to check out and they are especially well-spread out, which makes them very easy to reach.


Most houses for sale in this neighbourhood are located in places that are well-suited for those who travel by foot; many common errands can be run without the use of a vehicle. The public transit system in Quadra is not particularly accessible. Nonetheless, there are about 20 bus lines crossing the neighbourhood, and most homes are very close to a bus stop. In contrast, the car is very often the best way to navigate Quadra. Many properties for sale are a rather short drive from the closest highway, and it is very convenient to come across a place to park.


Roughly three quarters of the properties in the neighbourhood are occupied by homeowners and one quarter are rented. Single detached homes are the most common housing type, representing around half of dwellings in this part of the municipality, while small apartment buildings and duplexes are also present in the housing stock. About 40% of properties in this neighbourhood were constructed pre-1960, while most of the remaining buildings were built in the 1960s and the 1980s. This neighbourhood offers mainly three bedroom and four or more bedroom homes.


It is a rather short walk to access both primary and secondary schools from most homes for sale in Quadra. On the other hand, parents may consider it difficult for their kids to get to daycares on foot. When it comes to food, it is very easy to reach the nearest supermarket by walking in Quadra. Additionally, this area is a good place in which to eat out, and there are also a few cafes in Quadra.
