A highlight of Sea Island is its excellent selection of green spaces. There are over 100 parks close by for residents to explore, making them very easy to get to from most locations in this part of the city. Lastly, it is relatively calm in this neighbourhood, thanks to the presence of very few pedestrians.

Transportation

Getting around by car is straightforward in this part of the city. It is very easy to come across a place to park. In contrast, the public transit system in Sea Island is rather poor. Nevertheless, there is the Sea Island Sentre, Templeton Station and YVR Airport Station on the Canada Line. There is YVR - Airport Station, Sea Island Station and Templeton Station with access to the Canada Line. Property owners are served by a few bus lines, and it is convenient to find a nearby bus stop from most properties. Travelling by bicycle is challenging in Sea Island because cyclists encounter a considerable amount of slopes, and the cycling infrastructure is not very well-developed. A majority of the houses for sale in this part of the city are located in areas that are also not very well-suited for walking because very few daily needs can be carried out on foot.

Housing

About 85% of the properties in the neighbourhood are occupied by homeowners whereas the rest are rented. In this neighbourhood, around 80% of dwellings are single detached homes, while duplexes make up most of the remaining housing stock. This part of the city experienced its main construction boom pre-1960, so most of the available properties are from this era. This part of Richmond is primarily composed of four or more bedroom and three bedroom homes.

Services

There are only a limited number of primary schools in this part of Richmond and consequently they can be an extended walk away. Moreover, Sea Island does not have any high schools. Furthermore, daycares are not abundant and thus not always within walking distance. With regards to eating, accessing the closest grocery store by walking is feasible for some, but not all, house buyers in Sea Island. On the other hand, those who like to dine in restaurants will have a good number of options, and a small variety of coffee shops can be found as well.
