Sutherland is a good neighbourhood to buy a house in for those who prefer a slower-paced ambience. There are a few green spaces close by for residents to relax in and they are especially well-situated, making them easy to access. This area is quiet overall, as noise from the streets and other parts of the city is rarely an issue - although that is not the case closer to the railway line.


This area is very car friendly. It is very convenient to park, and it is a very short drive to the nearest highway from any home in Sutherland. In contrast, this area is not very transit friendly. Nevertheless, the neighbourhood is connected by a few bus lines, and bus stops are usually nearby. This part of Saskatoon is not very well-suited for those who travel by foot as many daily needs are difficult to carry out without the use of a car.


Single detached homes are the most common housing type, representing roughly 40% of dwellings in Sutherland, while small apartment buildings and townhouses are the main alternatives in the housing stock. This part of Saskatoon has a good choice of unit sizes, ranging from lofts to four or more bedrooms. About 55% of the population of this neighbourhood rent their home and 45% are owners. Roughly 40% of homes in this part of the city were built in the 1960s and 1970s, while most of the remaining buildings were built pre-1960 and in the 1980s.


The nearest supermarket in this part of the city is usually only a rather short walk away. A small number of restaurants can be found in this area as well. With regards to education, primary schools are convenient to access on foot from anywhere in this part of Saskatoon. On the other hand, Sutherland does not contain any high schools.
