Bearspaw is an excellent neighbourhood to buy a house in for those who prefer a calm atmosphere. Most areas in this part of Edmonton are especially quiet, as there isn't a lot of street noise or city clamour. Finally, public green spaces, including Blackmud Creek Park and Tomas Opalinski Park, are very well-situated and there are a few of them nearby for residents to explore, making them very easy to reach.


Moving around by car is especially convenient in Bearspaw. Most houses for sale are a reasonably short drive from the closest highway, and it is very convenient to access a place to park. However, getting around by public transit is occasionally challenging in this part of the city. Thankfully, residents benefit from a few bus lines, and the nearest bus stop is usually very close. Bearspaw is bicycling-friendly because the terrain is flat, and the cycling network is reasonably well-developed. It is difficult for pedestrians to move around in this part of Edmonton because very few daily errands can be run without needing to use a vehicle.


Single detached homes and townhouses are the main housing type in Bearspaw. A majority of the housing growth in this neighbourhood took place in the 1980s. This part of Edmonton is primarily composed of three bedroom and four or more bedroom homes. Homeowners occupy roughly 90% of the units in the neighbourhood and 10% are rented.


Parents and their children will welcome the proximity to primary schools, which are within walking distance from most properties for sale in this neighbourhood. In contrast, Bearspaw does not contain any high schools. Concerning eating, home buyers in Bearspaw will welcome that a grocery store is always only a reasonably short walk away. There are also a limited number of options for those who care about nearby restaurants.
