Downtown has a character that appeals to a fairly diverse group of people. Although the ambience is not the liveliest in this part of Fredericton with its a few nightlife venues, there are options for nighttime activities. Downtown is very quiet overall, as there isn't a lot of street noise or city clamour. There are approximately 30 parks close by for residents to visit, including Parc Wilmot Park and The Southside Green, and they are very well-distributed, making it very easy to get to them.

Transportation

Walking is reasonably practical for residents in this part of the city; many day-to-day needs can be carried out without a vehicle, and there are also a fair number of businesses nearby. Downtown will also appeal to physically active house buyers as it is rather suitable for biking. More precisely, cyclists do not encounter serious slopes, and the bicycling network is good. Residents using public transit may have few choices in Downtown by reason of the low service level. Thankfully, there are about 10 bus lines, and bus stops are not very far from most houses. On the other hand, Downtown is a fairly good part of Fredericton for driving. It is straightforward to park, and it is a rather short drive to the nearest highway from any home in Downtown.

Housing

In Downtown, most dwellings are small apartment buildings, while the rest are mainly townhouses. This part of the city is primarily composed of one bedroom and two bedroom homes. Renters occupy around 80% of the properties in the neighbourhood while the rest are occupied by owners. The homes in this neighbourhood are quite old, since around 45% of its dwellings were constructed prior to the 1960s, while most of the remaining buildings were built in the 1990s and the 2000s.

Services

Daycares and schools are straightforward to access without a vehicle from anywhere in Downtown. As far as food is concerned, it is generally an option for property owners in this neighbourhood to shop for groceries by walking. In addition, Downtown is a good place in which to eat out or go to a cafe, for example on King Street. It is also a reasonably short stroll to a decent selection of clothing stores, for instance on York Street.
