Guildford is a fairly good neighbourhood to buy a home in for those who prefer a calm ambience. This part of Surrey is quiet overall, as noise from the streets and other parts of the city is rarely an issue - although that is not the case close to the railway line, Highway 17 or Trans-Canada Highway. Lastly, there are over 100 green spaces nearby for residents to visit, making them easy to get to from most locations within Guildford.


The favoured way to get around in Guildford is very often a car. Accessing a place to park is easy, and nearby highways, such as Trans-Canada Highway, are reasonably easy to reach from any home in this area. However, Guildford is not an especially pleasant part of Surrey for moving around by public transit. Nonetheless, there are approximately 10 bus lines, and most homes are close to a bus stop. A majority of the houses for sale in this part of the city are located in places that are not very convenient for walking because very few common errands can be run without needing to use a car. Guildford is also not very conducive to bicycling as the cycling infrastructure is not very extensive, and riding a bike is made arduous by the often sloping topography.

This neighbourhood also has a good variety of unit sizes; it is quite easy to find properties ranging from lofts to four or more bedrooms. This area did not experience a single building boom; the construction of new buildings in this neighbourhood was spread throughout several decades in recent history.


It is frequently possible for home buyers in Guildford to purchase groceries on foot. There are also a few options for those who care about close by restaurants and cafes. With respect to education, primary schools are convenient to get to on foot from anywhere in Guildford. On the other hand, high schools are not very plentiful and consequently tend to require an extended walk to get to. Along with public schools, there are private primary and secondary schools.
