South Poplar is a very good neighbourhood to buy a house in for those who prefer a calm atmosphere. There are about 30 green spaces nearby for residents to visit, like Albert Dyck Memorial Park, which makes it easy to get to them. This neighbourhood is also very good for those who need quiet surroundings, as there tend to be low levels of noise from traffic near Trans-Canada Highway.

Transportation

This part of the city is particularly car friendly. Nearby highways, such as Trans-Canada Highway, are very easy to access from any home in this part of the city, and it is especially convenient to come across a parking spot. On the other hand, the public transit service in South Poplar is not very frequent. Nevertheless, there are around 10 bus lines passing through the neighbourhood, and most properties are very close to a bus stop. South Poplar is not especially appropriate for biking because the bicycling infrastructure is not very well-developed, and the terrain is not especially flat. Traveling as a pedestrian in this part of Abbotsford is also not very common, despite the fact that running daily errands is convenient without a car.

Housing

In South Poplar, the majority of buildings are single detached homes, while the remainder are mainly duplexes. This neighbourhood offers mainly two bedroom and four or more bedroom homes. Homeowners occupy roughly 70% of the units in South Poplar whereas the remainder are rented. About one quarter of homes in this neighbourhood were built after the year 2000, while the majority of the remaining buildings were constructed pre-1960 and in the 1960s.

Parents and their children will welcome the proximity to daycares and schools, which are within walking distance from most homes for sale in South Poplar. As far as eating is concerned, house buyers in this neighbourhood generally have to turn to a vehicle to do their grocery shopping. Nonetheless, pharmacies are typically convenient to access on foot and provide some staple foods. South Poplar is a good place in which to eat out, and home buyers are served by around 10 cafes as well.
