People who prefer a calm atmosphere will enjoy Sumas Prairie. There are approximately 30 parks close by for residents to enjoy, including DeLair Park and McKee Peak Park, which makes them easy to reach from the majority of locations within the neighbourhood. This part of the city is also very quiet, as the streets tend to be very peaceful - however some parts can be quite loud, especially closer to the railway line, Sumas Offramp Way or Trans-Canada Highway.
Transportation
Cars are an excellent medium of transportation in this part of the city. It is very convenient to find a place to park, and nearby highways, such as sumas way, are reasonably easy to reach from any home in this area. On the other hand, this part of the city is not very transit friendly. Nevertheless, homeowners benefit from a few bus lines, and bus stops are commonly around the corner. This part of Abbotsford is not very suited for bicycling because there are a good number of elevation changes, and the cycling network is rather poor. Nevertheless, certain pleasant areas for bicycling exist. It is also inconvenient for pedestrians to move around in this area because few common errands can be run without a vehicle.

This neighbourhood also has a variety of housing sizes - there is a higher proportion of four or more bedroom homes in this area.

There are only a very small number of high schools in Sumas Prairie and therefore they can be a very long trip away. Furthermore, Sumas Prairie does not contain any primary schools. Additionally, it can be very difficult to reach daycares as a pedestrian. As far as eating is concerned, accessing one of approximately 10 grocery stores by foot is possible for some, but not all, home buyers in Sumas Prairie. There are also a few options for those who value close by restaurants.
