The character of Surrey is exemplified by its slower-paced atmosphere. Most areas in this part of the Greater Vancouver metropolitan area are quiet, as the streets are usually reasonably calm - although there are still several louder sections, especially closer to one of the railway lines, Highway 17 or Highway 99. Lastly, public green spaces are very well-distributed and there are over 900 of them nearby for residents to visit, making them easy to get to from the majority of locations in the city.


The best method of transportation in this city is very often a car. It is straightforward to find a parking spot. However, the public transit network in Surrey is rather poor. Thankfully, residents can rely on the Surrey Central Station, Scott Road Station and Gateway Station on the Expo Line. There are a multitude of rapid transit stations on the Expo Line. There are over 50 bus lines, and bus stops are generally close by. This part of the Greater Vancouver metropolitan area is not especially convenient for those who travel by foot as few day-to-day needs can be met without the use of a car. Surrey is also not especially appropriate for biking because there is a considerable amount of hills, and the cycling infrastructure is somewhat poor.


In Surrey, around one third of buildings are single detached homes, whereas the rest are mainly small apartment buildings, duplexes, and townhouses. This city also has a good variety of housing size options - it is quite easy to find properties ranging from lofts to four or more bedrooms. Homeowners occupy roughly 70% of the units in the city and 30% are rented. Roughly one third of homes in this city were constructed after the year 2000, while many of the remaining buildings were built in the 1960s and the 1980s.


Parents and their schoolchildren will value the proximity to primary schools, which are within walking distance from most houses for sale in Surrey. However, high schools are not particularly numerous and consequently tend to require a rather long walk to get to. Parents have the choice between public and private schools at both the elementary and high school level. As far as eating is concerned, property owners in Surrey will be pleased to learn that a grocery store is always only a rather short walk away. A limited variety of restaurants and coffee shops can be found as well.
