Although this area is not known for its lively atmosphere, with its a few bars, there are options for nighttime activities. Sutherland is especially quiet overall, as the streets are very calm closer to the railway line. There are about 10 parks close by for residents to explore, including Dr. Gerhard Herzberg Park, and they are especially well-spread out, which makes them easy to get to from many locations in the neighbourhood.

Transportation

Active people will welcome the rather bike-friendly character of Sutherland. For example, there are few elevation changes to challenge cyclists. It is also convenient for people walking to navigate Sutherland; many daily errands can be run without the use of a car. The transit access in this part of the city is not very practical. Thankfully, the neighbourhood is linked by approximately 10 bus lines, and the closest bus stop is generally very close by. However, this area is very car friendly. Many properties for sale are a very short car ride from the closest highway, and it is easy to come across a place to park.

Housing

The majority of the housing stock of Sutherland consists of small apartment buildings and single detached homes, while the remainder are mainly duplexes. This part of the city is primarily composed of two bedroom and three bedroom homes. Around 55% of the population of this neighbourhood rent their home and the remainder are owners. About 40% of properties in this part of Saskatoon were constructed in the 1960s and 1970s, while many of the remaining buildings were constructed pre-1960 and in the 1980s.

In Sutherland, parents and their children will almost always be able to reach daycares and primary schools without needing a vehicle. In contrast, high schools are not especially plentiful and accordingly may require a long trip to get to. When it comes to eating, home buyers in Sutherland will be pleased to learn that a grocery store is always only a short trip away. Furthermore, there is generally a restaurant or cafe just around the corner.
