There is a wide variety of green spaces in Upper Lands. It is very easy to reach parks in the neighbourhood, since there are over 50 of them close by for residents to unwind in, like Ballantree Park and Cypress Falls Park. This part of the municipality is a wonderful area for those who don't mind a little noise, as traffic can occasionally be loud during busier hours of the day.

Transportation

Driving is usually the best transportation option in this neighbourhood. Many homes for sale are a very short drive from the nearest highway, such as Trans-Canada Highway, and it is especially convenient to park. However, the public transit service in Upper Lands is not very frequent. Thankfully, residents are served by a few bus lines, and bus stops are not very far away from most houses. Upper Lands is not very bike-friendly since bicycling is rendered arduous by the typically hilly topography, and the cycling network is not especially extensive. Most homes for sale in this part of West Vancouver are located in places that are also not very well-suited for those who prefer to get around by walking because running day-to-day errands is challenging without a car.

Housing

In Upper Lands, roughly 40% of dwellings are single detached homes, while large apartment buildings and small apartment buildings are also present in the housing stock. About 40% of properties in this neighbourhood were constructed following the year 2000, while many of the remaining buildings were constructed in the 1960s and the 1980s. This neighbourhood offers mainly three bedroom and two bedroom homes. About 85% of the units in the neighbourhood are occupied by homeowners while the remainder are rented.

Services

House buyers in Upper Lands usually have to use a car to do grocery shopping. Nevertheless, pharmacies are generally easy to reach on foot and provide some basic food items. There are also around 10 restaurants in this neighbourhood. With regards to education, it is a short trip to reach primary schools from anywhere in Upper Lands. However, there are only a very small number of high schools and thus they can be a very long trip away.
