Vanier is a "jack-of-all-trades" when it comes to the feel of this area. Vanier is fairly good for those who like a quiet atmosphere, as noise from streets and other parts of the city is rarely an issue, however some areas can be quite noisy, especially around the airport (Héliport de Québec (Sureté du Québec)), Autoroute Laurentienne, Autoroute Félix-Leclerc or the railway line. On the other hand, parks, including Parc de la Pointe-aux-Lièvres and Parc Victoria, are very well-spread out and there are approximately 40 of them nearby for residents to relax in, which makes it easy to get to them. Lastly, although the atmosphere is not the most lively in this area, its busier streets are still quite dynamic, and with its about 10 nightlife venues, there are options for nighttime activities.

Transportation

Vanier is a fairly pleasant part of Québec for pedestrians; most daily needs are easy to meet without a vehicle, and a good number of businesses of different types can be found as well. Vanier will also appeal to active people because it is rather suitable for cycling. More specifically, there are a good number of bike lanes, and there are a limited number of elevation changes to challenge cyclists. Vanier is not particularly transit friendly. Nonetheless, the neighbourhood is served by approximately 30 bus lines, and bus stops are not very far away from most homes. However, cars are a very good means of transportation in Vanier. Most real estate listings are a short car ride from the closest highway, such as Autoroute Laurentienne, and it is convenient to park.

Housing

The predominance of small apartment buildings in the housing stock of Vanier is an important part of its character. This area offers mainly one bedroom and two bedroom homes. Roughly 70% of the population of this neighbourhood rent their home and 30% are owners. About one third of properties in this part of the city were built between 1960 and 1980, while most of the remaining buildings were built pre-1960 and in the 1980s.

Schools and daycares are very easy to reach without a vehicle from most properties for sale in Vanier. With respect to food, the closest supermarket in Vanier is generally only a short walk away. Additionally, those who like to dine in restaurants will have a fair number of choices, for example along Rue Soumande, and a small selection of coffee shops can be found as well. It is also easy to get to a variety of clothing stores without a vehicle.
